This Is the Best Week of the Year to Sell Your Home

Spring cleaning is a long-standing tradition, but there’s an unexpected item you may want to purge this season: Your home. According to a report by Realtor.com, the best week to sell a home in 2025 is Sunday, April 13 to Saturday, April 19. 

This prediction comes from an analysis of seasonal trends from 2018 to 2024, including the inventory of listings, prices of homes, number of days homes spent on the market, and number of views on each Realtor.com listing. Each week received a ‘Best Time to Sell’ score, which led to the estimation that mid-April would be ideal for sellers. (Keep in mind that these findings excluded insights from 2020 due to the COVID-19 pandemic.) 

High interest rates and high costs made 2024 a difficult time for everyone involved in home buying and selling, but one positive was the increase in inventory levels. In fact, there were more homes listed for sale in 2024 than any year since 2020. 

“Despite recent improvement, inventory remains more than 20% below pre-pandemic levels, making it a good time to be a seller in today’s market,” Realtor.com’s Hannah Jones wrote in the report.

The week of April 13 is recommended to sellers because there are signs of above-average prices, above-average buyer demand, less competition from other sellers, and houses selling more quickly—about 17% or 9 days faster than the average week. Price reductions are also less common during this time of year, and Realtor.com shared that sellers tend to lower the asking price in the fall. 

If you’re not ready to sell just yet, don’t worry. The report maintains that if you have a “well-priced, move-in ready” property, you shouldn’t run into issues. That said, spring is considered the “high season” for real estate, so if you’re planning on listing your home in the near future, consider selecting a popular neutral paint color or making a few other easy fixes to help your home fly off the market.
